Dear Sir/Madam

Town and Country Planning (Appeals) (Written Representations Procedure) (England) Regulations 2009

I am writing to let you know that an appeal has been made to the Department for Communities and Local Government in respect of the following planning application:

DCLG ref:

APP/D0840/A/14/2228885

Cornwall Council ref:

PA14/02720

Appeal start date:

21 November 2014

Proposal:

Conversion & extension to detached garage building to create a self-contained dwelling with on-site parking - amended scheme

Location:

14 Steamers Hill Angarrack Hayle TR27 5JB

Appellant:

Mrs E Amos

Cornwall Council decision:

REFUSED

The Council’s reasons for refusing permission for this development are as follows:

1 The confined nature of the site is such that the development would appear cramped, poorly integrated with existing patterns of development and would have an adverse effect on the setting and amenity of the area. The proposal thus fails to accord with paragraphs 56, 58, 60 and 61 of the National Planning Policy Framework 2012 and policies TV-1, H-2, GD-1 and GD-2 of the Penwith Local Plan (2004) which indicate that it is considered proper to ensure that development will function well and add to the overall quality of an area; that it should promote and reinforce local distinctiveness; address the connections between people and places; and respect the traditional patterns of development styles.
